All properties are sold with full Title Deeds (escrituras), EEC certificate and registered with the land registry .
We hold photocopies of these for all the properties on our lists and preliminary scrutiny has been carried out by us (with lawyer or notary). All deposits paid are guaranteed by us and will be returned in full if, for any legal reasons the property cannot be notarised or registered.
We supply a "nota simple" or better still, organise a "nota registral" (Property Register search) on all properties and arrange all paperwork for taxes, notary, registration, EEC certificate, etc, and will give you a detailed "Estimate of Costs" beforehand so you know exactly where you stand. We have nearly 40 years experience in handling property in Spain and will be pleased to help you with your purchase.
All prices quoted for properties are inclusive of agency fees. N.B. An allowance of 11% of the purchase price should be made to cover:- Purchse tax (8%) Land registy and Notary Fees.
It is not necessary to use the services of a solicitor as all Deeds are signed before a Notary, but if you feel that you need one we can supply the addresses of English speaking Spanish lawyers (abogados). If you already have one we will co-operate fully.
You will need a Spanish bank account and a N.I.E Nº. We can help you arrange this.
We can also help you to find builders, electricians, plumbers etc., or our Services Department can manage this work for you for a small fee. We can also arrange for licences, permits, registrations, translations etc. through our English speaking lawyer (gestor) at our service. Our service is personal and we are at hand to arrange water, electricity and telephone contracts etc. after you have bought.
For overnight stops or short breaks to see the area or view properties we can book hotels, rural hostels, apartments or English B & B.
